The building will include office areas, circulation, ancillary, technical areas and garages. The project includes traffic and pedestrian areas, special areas for temporary storage of household waste, fencings.
The ground floor includes the reception for the office area, waiting area, cafeteria with 96 seats, commercial area with direct access from the street, vertical circulation nodes, ancillary areas, parking areas. The floors 1-9 include office areas, vertical circulation nodes, three high-velocity elevators for 10 persons, ancillary areas (lavatories and small kitchen). The two basements include 110 parking places serviced by multilevel hydraulic platforms, two-way access ramp, civil defense shelter, technical and circulation areas.
The building Infrastructure is made of reinforced concrete and the superstructure is made with metallic beams and pillars and reinforced concrete plates. The perimeter closings are made with curtain walls and ventilated façades. The outside windows are made using aluminum profiles, with breaking of thermal bridges and thermoinsulating securitized stained glass 6.12.6, with low-e soft; thermal rod; the space between the glass panels being filled with Argon; coefficient 0,9 W/m2K°.
The internal walls are made of simple/double walls of plated plasterboard, with sound insulation index of 42 dB. The outside finishing is based on glazed panels, ventilated plating of composite structure on metallic structure, granite tiles. The inside finishing includes raised floors and granite and carpet layers for heavy traffic, washable painting, false, phono-insulating ceilings, aluminum and securitized glass carpentry, etc.
Independent metering is provided for each office area, for the garage and common areas, for the electricity, heating and water. The air conditioning installation consists of a central conditioning unit located on the technical floor level.
The building is endowed with BMS system, voice-data system, television and internet, video-interphone, alarm, detection and surveillance, etc.
All the employed materials and equipment will have the adequate quality certificates and technical agreements.
